Building Automation and Controls
Maximize Comfort and Efficiency With Modern Building Automation in Marion, New Bedford, and Surrounding Areas in Southeastern MA
With the right HVACR contractor, comfort doesn’t have to mean COST. Here’s what you need to know about energy:
Energy is the single largest controllable operating expense in a building—accounting for roughly 33% of your total costs.
We provide commercial building automation and energy services designed to give you heat in the winter, cooling in the summer, and most importantly, peace of mind when it comes to your bottom line.
Based in Marion, serving New Bedford, and Surrounding Areas in Southeastern MA, we proudly serve the wider region across Southeastern Massachusetts, Cape Cod, and Rhode Island. Our building automation and energy service plans are built to help your organization save time, cut costs, and operate more efficiently.
There are many, many options to reduce your energy spend, some very low cost, some higher cost, but with compelling payback potential.
Some of the options include:

Building Automation Systems
Building Automation goes beyond the programmable thermostat (Hey, it’s the 21st century!)
They allow the building owner/manager to get detailed information and increased control of their building’s HVAC, lighting, energy usage, security, etc.
A building automation system can send email alerts if the heat goes down over a long winter holiday weekend or provide video data if a motion sensor is tripped.
If you can dream it, a building automation system can probably do it.
Benefits of Building Automation
A well-designed BAS goes beyond convenience; it transforms the way your building operates.
- Energy Efficiency: Reduce utility costs with smarter scheduling and system integration.
- Operational Savings: Minimize manual monitoring and maintenance with automated alerts.
- Improved Comfort & Productivity: Create an environment where occupants feel more comfortable and focused.
- Sustainability Goals: Meet green building certifications and environmental initiatives.
Variable Speed Drives
Standard motors generally have two speeds, full speed and stop.
VFDs and VSDs allow the motors to run at varying speeds to produce the precise level of comfort you need in a much more efficient way.
To put a number on it, motors running at full speed use not 2 times, but nearly 8 times the energy of a motor running at half speed.
Consider the impact of that on your electric bill.
Economizer Free Cooling
One of the simplest ways to get free cooling is by including an economizer on your rooftop unit.
Adding an economizer to your rooftop unit can save you between 14-40% each year on your energy bill.
An economizer is a damper, or adjustable opening, that is controlled by a sensor which measures one or more of three things:
- Outside air temperature,
- Outside air humidity, and/or
- CO2 levels of inside air (for air quality purposes).
The sensor compares the temperature and humidity of the outside air to the return air from inside the building and then sends whichever air is “more efficient” to the unit. The drier and cooler the air is, the less energy is needed to condition it.
When the outside air hits low enough temps, the AC compressor doesn’t need to run at all, hence, free cooling!
Chiller/Cooling Tower Option
In typical chiller operation, warm water from the building goes through the chiller condenser. The condenser removes the heat from the water and circulates it back through the building.
This process uses a significant amount of energy.
With the addition of a cooling tower, the warm water coming back from the building gets sent to the cooling tower first. The cooling tower cools the water by using the process of evaporation and/or by the presence of colder outside air.
If the water is cooled enough by evaporation and outside air, the chiller condenser doesn’t need to run, hence, free cooling!
